General Rule

1. General Rule

In each state, a Loan Officer can be sponsored by only one mortgage company.

In CO, DE, ME, MN, TX, and WA, a Loan Officer can have multiple sponsors.

Special States

3. Special States

In GA, MT, OH, OR, NC and PA, a Loan Officer sponsored by Tag Lending Group cannot be sponsored by any other company licensed in these states.

AR, NE, SCA: Loan Officer cannot be sponsored by any other mortgage company in any other state.
VA: If a Loan Officer wants to get paid in 1099, LO must sign an Exclusive Agent Agreement. The LO cannot work with any other mortgage company, in any state.
NJ: A Loan Officer's website URL must include either the company name, the Loan Officer's name, or a registered DBA name.

ADDING NEW STATES LICENSES

If you are currently licensed and want to obtain a license in more states, you DO NOT need to pass the exam again.

PICK AN INTERESTED STATE

 Select the state in which you want to obtain a license. You will see the required state-specific education hours and any additional requirements needed for licensure. In general, you do not need to retake the exam. 

COMPLETE STATE-SPECIFIC COURSE

 Register and complete the state-specific course at mortgage-education.com. Each hour costs $19. You can skip this step if no state-specific additional hours are required. 

APPLY ON NMLS

 Login to NMLS and complete the individual form (MU4), pay any associated fees, and submit your application to NMLS.

Steps to sign up with Tag Lending Group

Grant Access Rights

Log in to NMLS and Grant Access Right to Tag Lending Group. 

Update Employment

Remove your relationship with your current employer, put an end date to your prior employment and submit a new MU4 to add Tag Lending Group as your employer

Request Sponsorship

Request NMLS Sponsorship from Tag Lending Group. We will be notified and proceed to sponsor you. 

Resolve License Items

Resolve any Active License Items the state requests. Log in and check NMLS regularly. Once complete, it will take approximately 5-7 days for approval. 

Temporary Authority Checklist

If you are currently a W-2 Loan Officer with good standing, you can apply to have a license in another state and originate right away.

Have you been state-licensed for 30 days or federal-registered for 1 year prior?
Do you have a current W2 classification status showing in your NMLS record?
Your license has not been revoked, suspended, denied, or cease and desist.

Temporary Authority Checklist

If you are currently a W-2 Loan Officer with good standing, you can apply to have a license in another state and originate right away.

SC - 75 miles
WI - 100 miles
WY - 100 miles
NE - Reasonable commutable distance (no specific mileage)
NJ - 2.5 hours from assigned location
RI - Reasonable distance from a licensed place of business

Compensation Types

A Loan Officer must be classified as either W-2 or 1099 (cannot be both).

In these states, the LO must be classified as W-2: CA-DFPI, GA, IN-DFI, MA, MS, MT, NV, NJ, NC, SC, RI, VT
