Who it's for

Who Are Jumbo Loans Best For?

Buyers and homeowners who need to borrow more than the conforming loan limit in their county. That's common in Miami, where many homes and condos are priced above the limit.

Jumbo loans can be used to buy or refinance a primary residence, second home or investment property, subject to program guidelines.

How it works

How Do Jumbo Loans Work?

  • Jumbo loans are also called nonconforming loans because the loan amount is above the conforming limit, so they can't be sold to Fannie Mae or Freddie Mac.
  • The Federal Housing Finance Agency (FHFA) sets conforming loan limits every year, and limits vary by county. Look up the current limit for your county.
Qualifications

What Do Lenders Look For on a Jumbo Loan?

Every program is different, but jumbo lenders typically review:

  • Your credit history and credit score.
  • Your income, documented with tax returns and W-2s, or with bank statements or other alternative documentation on Non-QM programs.
  • Your down payment, which is typically larger than on many conforming loans.
  • Cash reserves left after closing.
  • Your debt-to-income ratio.
  • The property type, condo approval where applicable, and the appraisal.

Exact requirements vary by program and investor. Talk with a TAG loan officer to review your scenario.

Jumbo Loan FAQ

Jumbo loan questions, answered

What counts as a jumbo loan in Miami-Dade County?

A loan above the conforming loan limit for the county, which the FHFA sets each year. Look up the current limit. Buying a condo in Miami? See Miami Jumbo Condo & LLC Loans.

How do jumbo loan rates compare to other home loans?

It's case by case. Jumbo pricing is often competitive with conforming loans and can sometimes be lower, depending on your credit, down payment, reserves, loan amount and the market. Jumbo loans typically require a larger down payment and more cash reserves than conforming loans. Ask us to price your scenario.

Why are jumbo loans called nonconforming loans?

Because the loan amount is above the conforming loan limit, so the loan doesn't meet Fannie Mae or Freddie Mac purchase standards.

Do jumbo loans require mortgage insurance?

Many jumbo programs don't require private mortgage insurance. Requirements vary by program and down payment, so we'll confirm for your scenario.

What types of properties are eligible for a jumbo loan?

Depending on the program, primary homes, second homes and investment properties, including single-family homes, condos and some multi-unit properties, subject to guidelines.

What do lenders look for on a jumbo loan?

Typically strong credit, documented income, a larger down payment and more cash reserves than a conforming loan. Requirements vary by program and investor.

Can self-employed borrowers get a jumbo loan?

Yes. Jumbo Non-QM programs can qualify self-employed borrowers with bank statements or other alternative documentation, subject to guidelines.

Can I buy a jumbo investment property in an LLC?

Often, yes. DSCR and other investor programs can finance higher loan amounts and allow LLC closings, subject to guidelines. We're not CPAs or attorneys, so talk with your advisor about how to hold title.

Can mortgage brokers place jumbo loans with TAG Lending Group?

Yes. Licensed brokers can submit prime jumbo and jumbo Non-QM files through TAG's wholesale channel in the states where TAG is licensed as a lender.
