TAG TEAM Internal Use:
All Sales Assistants after this milestone is initiated will contact the Borrower and all third parties to make sure they understand we are rendering a final underwriting decision/clear to close.
Milestone Process:
This milestone is initiated once the file is approved by our underwriter.
Once the file is approved, pending a clear to close the Disclosing Team will issue a Preliminary Closing Disclosure Statement to the Borrower(s). These numbers are not balanced with the closer and title company. We request the CD early to start the 3 business day clock on TILA-RESPA integrated disclosures (TRID).
Milestone Process:
This milestone is initiated once the file is Clear to Close with our underwriter. This means the file is ready for balancing with our Closing team and Title Company. This typically takes 24-48 hours. Once the CD is fully balanced the final closing package will be sent to the Title Company. The Borrower(s) will then sign all documentation.
Milestone Process:
This milestone is initiated once the Final Closing Disclosure Statement is Fully balanced. This means the Borrower(s) are closing and waiting 3 business days afterward in order to fund their refinance transaction on the 4th day.
Once the borrower has the CD balanced the Operations Manager will contact them to review this. The milestone is moved to the day of closing, which will trigger the clock and automation will count 3 days "Funding" on the 4th day. Late closings on Friday will NOT apply to Refi's.
Milestone Process:
This milestone is initiated if the Borrower(s) qualify for the Mortgage Credit Certificate (MCC) and are a First Time Home Buyer. The Borrower(s) must pay $75.00 and take a 4-hour course.
TAG TEAM Internal Use Only:
Operations Manager will pre-populate all outstanding conditions in the necessary fields for the Sales Assistant to Review with Borrower(s). The milestone will be moved by the Operations Manager pinging the Sales Assistant who will then be notified to send the (Conditions Template to the Borrower(s)) within 45 minutes after moving the milestone. Sales Assistant will "Text" the Borrower(s) to check their emails to set up a consultation to review all outstanding conditions, via zoom or by phone. Remember, there are two emails that go out one to set up a meeting with the Sales Assistant that is automated and the other (Conditions Template) that will be pushed out by the Sales Assistant.
